PlanningLens provides statistical analysis of historical planning application decisions published by local authority planning portals across the UK. Our service is designed to help homeowners, property professionals, and developers assess the likelihood of planning application approval based on historical data.
Our analysis is based on historical outcomes and statistical patterns. It does not constitute planning advice, legal advice, or a guarantee of any particular outcome. Planning decisions are made by local authorities on a case-by-case basis taking into account factors that may not be reflected in historical data. We strongly recommend consulting a qualified planning consultant or your local planning authority before submitting any planning application.
Our data is sourced from publicly available local authority planning portals. While we take reasonable steps to ensure accuracy, we cannot guarantee that all data is complete, current, or error-free. Local authorities may update, correct, or remove records at any time. You should verify any information that is material to your decision by checking directly with the relevant local authority.
The free analysis tool is provided as-is, without warranty. We reserve the right to modify, suspend, or discontinue the free service at any time without notice.
You may use our service for personal and professional planning research purposes. We do not object to programmatic access at reasonable rates that respects normal request patterns and our infrastructure. You may not bulk-extract our derived analysis or aggregated datasets, and you may not resell or redistribute our reports without our written permission. You may not use our service for any unlawful purpose.
The PlanningLens name, logo, website design, and report formats are our intellectual property. The underlying planning application data is sourced from public records held by local authorities. Our analysis, presentation, and statistical methods applied to that data are proprietary.
To the maximum extent permitted by law, PlanningLens shall not be liable for any indirect, incidental, or consequential damages arising from the use of our service. Our total liability in respect of any claim shall not exceed the amount you have paid us in the 12 months preceding the claim. Nothing in these terms excludes or limits our liability for death or personal injury caused by negligence, fraud, or any other liability that cannot be excluded by law.
Paid products are described, with prices, on their own pages: evidence packs (from £195; urgent or complex jobs from £295), refusal alerts (£79 per month), the property API (£0.30 per lookup with a £150 monthly minimum) and bespoke HMO data extracts (from £195). No VAT is chargeable. Before we take payment for an evidence pack we confirm, free of charge and normally within 24 hours, that we hold usable data for the council and application type you need; if we cannot, we tell you and no order is placed.
Evidence packs and other bespoke reports are prepared for the site, reference or council you specify and are delivered by email as a PDF report with a spreadsheet of the underlying records and source links. Because the work is personalised and begins as soon as your order is confirmed, you agree that we may start immediately; if you are buying as a consumer you acknowledge that your right to cancel a distance contract within 14 days ends once the pack has been delivered. You may cancel before delivery for a full refund.
If a delivered pack does not match its product-page description, or contains an error in our figures, tell us at hello@planninglens.co.uk within 14 days of delivery and we will correct it or refund what you paid. Refusal alerts and other subscriptions can be cancelled at any time and end at the close of the period already paid for; no further charge is taken. Nothing in this section affects your statutory rights.
We may update these terms from time to time. Material changes will be posted on this page with an updated date. Continued use of the service after changes constitutes acceptance of the updated terms.
These terms are governed by the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
