About our service

PlanningLens provides statistical analysis of historical planning application decisions published by local authority planning portals across the UK. Our service is designed to help homeowners, property professionals, and developers assess the likelihood of planning application approval based on historical data.

Not planning advice

Our analysis is based on historical outcomes and statistical patterns. It does not constitute planning advice, legal advice, or a guarantee of any particular outcome. Planning decisions are made by local authorities on a case-by-case basis taking into account factors that may not be reflected in historical data. We strongly recommend consulting a qualified planning consultant or your local planning authority before submitting any planning application.

Accuracy of data

Our data is sourced from publicly available local authority planning portals. While we take reasonable steps to ensure accuracy, we cannot guarantee that all data is complete, current, or error-free. Local authorities may update, correct, or remove records at any time. You should verify any information that is material to your decision by checking directly with the relevant local authority.

Free analysis

The free analysis tool is provided as-is, without warranty. We reserve the right to modify, suspend, or discontinue the free service at any time without notice.

Acceptable use

You may use our service for personal and professional planning research purposes. We do not object to programmatic access at reasonable rates that respects normal request patterns and our infrastructure. You may not bulk-extract our derived analysis or aggregated datasets, and you may not resell or redistribute our reports without our written permission. You may not use our service for any unlawful purpose.

Intellectual property

The PlanningLens name, logo, website design, and report formats are our intellectual property. The underlying planning application data is sourced from public records held by local authorities. Our analysis, presentation, and statistical methods applied to that data are proprietary.

Limitation of liability

To the maximum extent permitted by law, PlanningLens shall not be liable for any indirect, incidental, or consequential damages arising from the use of our service. Our total liability in respect of any claim shall not exceed the amount you have paid us in the 12 months preceding the claim. Nothing in these terms excludes or limits our liability for death or personal injury caused by negligence, fraud, or any other liability that cannot be excluded by law.

Changes to these terms

We may update these terms from time to time. Material changes will be posted on this page with an updated date. Continued use of the service after changes constitutes acceptance of the updated terms.

Governing law

These terms are governed by the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
