For a live application, pre-app or client pitch. You send a site address; we send back what the council has actually done with sites like it: comparable approvals nearby, refusal patterns for that application type, the council’s real decision times against the 8-week statutory target, and how the ward compares. Every comparable links to the original council record.
Who buys it: planning consultants and architects who’d otherwise spend half a day pulling this from the portal by hand.
HMO Area Extract
Every HMO application in your patch: what was applied for, what was refused, how the picture changed from 2021 to 2025, and the Article 4 context. Built on the same data as our HMO Squeeze research briefing, cut to your geography.

Appeal Support Pack
When a refusal is heading to appeal, the pattern is the argument: how often this council’s refusals of this application type are overturned, how delegated decisions compare with committee ones, and where officer recommendations were rejected.
