The gap between councils is enormous. Dacorum approves 99.7% of applications. East Hertfordshire approves just 73.2%. Same country, completely different planning environments.

Council averages mask what actually matters. A council with a 78% approval rate still refuses thousands of applications. The difference between approval and refusal comes down to your specific ward, your neighbours, and your proposal.
